关于Property Disclosure Statement:
通常来讲,验屋前你就应该拿到Property Disclosure Statement(及Form B如果是condo/Apartment/Townhouse的话),再决定是否有必要验屋,Property Disclosure Statement若与验屋真实性、实质性差距过大,卖家和卖家经纪有可能要吃官司的。。。
自己准备Offer的朋友(或有经验的买方经纪会为买方)应该写这样的Subject in Terms and conditions(标准合同第2页第3条,附加条款第5或6页):
"Immediate upon acceptance of this offer, the seller will authorise the seller's agent, to request, at the seller's expense, complete copies of all documentations(as stated clause xxx on page 5 of this contract) from strata corporation or other sources on or before date of Dec xxx, 2009,the date of subject removal is Dec xxx+3, 2009. If the delivery of documents is delayed, the date of subject removal will be postponed same days."
按照标准合同中第3页(共6页)第18条,Property Disclosure Statement可以是合同的一部分,并具有法律效力的。。。
