看看大温的豪宅怎么降价的

20,30万的往下降,十个点的降幅。
10万的降幅就不用说了,排不上号。
现在不用抢offer了,中国土豪可以上了,还在乎15%吗?
可惜没人上了,降了这么多,还卖不出去。

比方说去年同期房价是100万,今年7月涨了30%到130万,8月跌到115万,虽然均价环比大跌了15万,但同比去年还是上涨了15%,虽然在跌势中,但地产文章会说是“劲升15%”。

我看的是西温,北温,Richmond, Burnaby,比较贵的房子,但300万以下的。
以前也是中国人炒作的热点。
现在没人买了。
其实,新政前已经都卖不出去了,看看好多房子都是挂了3个月还没卖出去。

这说明现在大家的期望已经变了,觉得没的涨了,要跌了,没人入市了。
投机者也觉的风向不对了,赶紧把房子挂出来卖,免得被套。
这就造成了需求减少,库存增加。

如果再这样持续一阵子,价格还得降,直到降到等待入市的人觉得差不多了,风险小了,才会有些需求。但怎么着也得降个30%,回到去年的水平。

几百万的房地产市场跟本地工薪族有屁的关系啊,按照温哥华的工资,中产家庭差不多一百万房子到顶了。哭的是投机者和经纪,本地老百姓老老实实上班买自住房子的,就是跌,损失也不大。

估计降不到30%,我是说成交价普降。如果真普跌30%,马上就有新的浪潮盖过来。
什么浪潮?本地人的支撑力就这么点,掀不起浪潮。浪潮都是中国人外加一些港台人士掀起来的。现在国内已经铺天盖地温哥华房地产崩盘的新闻。不管是真是假,起码吓跑了一堆土豪。世界那么大,人家有的是地方去。加上美元升值。基本都往美国跑了。温哥华的房地产神话,也差不多到头了。
