如果前提都符合建房标准,地面积也不小,像MLS® Number: R2353935, 如果建一个3000尺左右中高端住宅大概建造成本呢? 这样说有的放矢。谢谢
预算250-350/尺。

Custom built 3000有点小,将来卖不了好价钱。
面积越小,每尺单价越贵。
材料价钱可以相差几倍,比如 天然石材 > 人造石 > 砖 > stucco
屋顶形状和材料也可以使得成本相差几倍
层高也会影响成本,楼层高,比如10尺,门和窗都要加高加大,不然不协调。
内部装修和配置就不用说了。

有朋友在美元和加元平价的时候投资了凤凰城, 当时美国房价低美元便宜, 赚了很多. 现在倒是不担心房价本身, 怕十几后不知道汇率很换回多少加币. 感觉汇率是投资国外市场的最大风险. 当然也可能房子不涨, 汇率上就挣一大笔, 那加元得跌成什么样.

预算250-350/尺。

Custom built 3000有点小,将来卖不了好价钱。
面积越小,每尺单价越贵。
材料价钱可以相差几倍,比如 天然石材 > 人造石 > 砖 > stucco
屋顶形状和材料也可以使得成本相差几倍
层高也会影响成本,楼层高,比如10尺,门和窗都要加高加大,不然不协调。
内部装修和配置就不用说了。

凤凰城laveen 区06,07年炒房重灾区,在09,10年较新single house 只有10万左右,现在20万出头,租1300。如果现在买租出去,等10几年后自住要修的会不少。如果投资出租,美国中部一些中等城市可能收益比好些(只是猜测)。如果真要在凤凰城买single house 出租,我有好的经纪人和管理公司推荐。

查了几个二十万左右的房子,都是2010年左右六七万买的,说明这十年涨幅不少。以后就很难说了。还有较新的Single House很多有HOA, 每月还要交管理费,挺麻烦的
