好地方，很贵啊

那边天气怪怪的。经常从1a路过，看看对面tuscany正常，反而royal oak要么下雨要么飘雪。

这是卡加里的royal oak，不是本那比的oak

皇家橡树社区，我觉得不错。

跟胖大妈一个级别，优点是通了轻轨，有新的健身中心。缺点是环城线以外了。
里面的房子也有很贵的，旁边有私立学校。

房子新，不错。从环境来看对面更好。

There is a gravel pit on 112 Ave NW which supplies gravel for the City of Calgary. If you exit the community from Twelve Mile Coulee on the west side, that you would not have this issue.

现在房市低迷，买家可选余地很大，NW买房完全可以划定在Dalhousie以内地区。

所以需要自己会看房子，或者有懂行的朋友帮忙。不能指望靠中介或验房师。

还是忍不住说两句，论专业和对房子的了解，还是地产经纪和验房师，好的地产经纪一年要看上几百套甚至上千套房子，好的验房师一年也要验上几百套房子，整天浸泡在里边，对房子的好坏和社区的了解，不是一般人能比的，作为买房人，要看多少套才能达到自己会看房子的程度，所谓懂行的朋友，也不会比积年累月浸泡在房产里的专业人士更懂行。所以关键是找到靠谱的有职业操守能维护客户利益专业人士来帮忙，而不是寄希望于自己成为专家或不是业内人士的懂行的朋友；）

It really depends of what matters more to the buyer. School, commuting distance to downtown, newer house / floor plan, or else?

不要这样。有些朋友喜欢用英文说话发帖，就让人家练练英文。不要总是修正别人的语法拼写。

Royal Oak这个区真心喜欢。那么大个Plaza里面设施齐全。买个面包吃个晚饭看个电影看个书不在话下。

挺新的小区，房子价格适中，虽然在环线外，但是交通方便，生活也便利。就是如果在东南上班就太远了。公立学校不怎么样，如果有钱可以考虑renert school。上升很快的一个私立学校，又没有老牌私立的傲慢。

不错的社区，除了有点偏远，其它没毛病，曾经心仪过，后来还是买了西边的房子。
