出租房屋遇到骗子

在网上发布了租房信息后，收到一些邮件。有几份邮件很热情的表示非常希望租房，说了很多。偶然用其中一个电话 +1952 333 8860 一搜，结果搜出来她是骗子，详细情况请看这个网页

找个信任的地产经纪让他在 MLS 网上挂牌， 对方租客一定是通过他的经纪在MLS上看到你的出租信息。

他们会去看房， 下OFFER， 然后你或你的经纪会调查租客背景， 或面试， 租客必须提交的文件： 信用报告，雇主信， 银行信（帐商剩多烧钱）， 租客信息表，等。

当然， 成交后， 你要付半个月或最多1个月租金给你的经纪做为佣金。

一般通过 MLS 的租客很少是骗子， 不排除极少的也会有。

没必要找中介，本来房租收入就三瓜二枣没多少，中介再来刮掉一个月。根本不值得，除非你实在太忙，抽不出空来接待求租者。
信用调查这些，接受offer等，完全自己可以做。
几年前我刚开始做房东的时候找的正规的中介公司帮我出租，给你写个广告+拍照片，找来的租客也是个外国人。那个外国人中间还跳票了好几次，当然最后钱还是都给我了，住了9个月，趁我不在加拿大期间转租给别人了。
之后我再也没用过中介，全都是自己在kijiji上放广告，接待和挑选租客，签署租房协议。之后我自己找来的人都比中介给我找的靠谱，合作都非常愉快，也没遇到过支票跳票的事情。
如果你是新房东，没经验，可以找中介做一次，熟悉下流程。但是，你完全可以自己做。
广告，你可以按照别人的广告抄抄改改，照片可以自己找专业的人来拍，也花不了你一个多月的房租（中介费一个月房租+tax，有些第二年房客续租的话还要再拿半个月房租+tax，简直在抢钱）。
自己接待租房的人，好好面试，问清楚姓名，原住址，ID等花几十块钱做个信用调查，舍不得这几十块钱的你让房客自己把信用报告打出来也行，同时提供银行statement， employment Statment， 要求买好tenant insurance。如果是骗子，哪有那么多时间陪你耗，早就自己溜了。

When I look for tenants, I also put a free ad on Kijiji with conditions such as proof of employment, credit rating report, tenant insurance requirement, and reference letters. You have to verify all these info before you really sign the lease with the tenant. I am now met with a guy who refused to pay without reasons the final week's rent before he moved out. I decided to sue him for the money he owed me, not because it was only a few hundred dollars, but I cannot encourage his unjustified/unacceptable behaviors like that. Stay tuned...
