Note:
I have been living in this building for one year. The renting fee is $1100/month, excluding hydro and heat, 2 bedrooms. This Codo in the link has 3 bedrooms but in the same building. I am wandering if I should buy it for temporary living like 5 years. Then think of resale. If I borrow $150,000 from bank, the total fee per month which supports the codo will be the same as my currently renting fee. However, many friends told me the value of codo was going down over time while the management fee will be up very fast in near future. I am not sure it is a good idea to buy the codo.

It will be much appreciated for any of your advice.

你好像没算管理费吧?如果算了管理费,总开支和租金差不多,当然比租房划算,好歹多了一个房。但是condon要考虑交通的因素,如果交通非常便利才可以考虑。

租房合算。

我大体算过,投资这种Condo出租,每年的收益略低于Mortgage的利息,优点是非常稳定。如果是买一整栋Building那种,随着通货膨胀有轻微的升值。单买一个Condo,只是每年贬值。

投资Condo适合那些老富翁们做寓公的,贷款买Condo不合算的。
