Ottawa has announced new rules aimed at limiting foreign money into Canadian real estate and ensuring that Canadians take on mortgages that they can afford.....
......They include a move to close a loophole in the tax laws that allows non-residents to buy homes in Canada, and then get a tax exemption when they sell the home by claiming it as a principal residence.As of now, "an individual who was not resident in Canada in the year the individual acquired a residence will not be able to claim the exemption for that year," Morneau said.

Sale of your principal residence
When you sell your home or when you are considered to have sold it, usually you do not have to report the sale on your income tax and benefit return and you do not have to pay tax on any gain from the sale. This is the case if the home was your principal residence for every year you owned it.

If your home was not your principal residence for every year that you owned it, you have to report the part of the capital gain on the property that relates to the years for which you did not designate the property as your principal residence.

哪一年是Non-resident,那一年部分的Capital Gain就要报税。

政策一个接着一个呀!

这个税我以为一直在收啊,不住在加拿大不应该算pricipal residence吧?难道以前都没收?加拿大真大方
我认为下一步就是联邦政府金融监管机构要求银行禁止给外国人贷款,不管首付比例多少。
这个政策,可能联邦政府不会明令禁止,但可能要求银行这么执行。
 
我的理解是,不管是不是非居民,只要不是主要居所,都要付增值税。

所以没看出来哪里有变化了?除非以前对非居民不缴税,那对我们本地居民也太不公平了吧。
不是。
只要是非居民,哪怕是Principal Residence,也有交增值税。
差别还是很大的。
