Property Managers
Earnings

Salaries for property managers vary greatly. Earnings depend on their employer, location, experience, and education. Those who manage commercial properties often earn more than residential managers.

In general, property managers can make anywhere from about $30,000 to $90,000 a year, with many earning in the $35,000 to $70,000 range. The highest salaries are generally earned by managers who work for a large company and manage more than one building. However, it takes a few years in the industry to get to such a position.

Managing an apartment building on an on-site basis often means the manager lives in the building rent-free. If he or she works for a large company and manages several buildings, a company car may be provided for travelling to the different sites.

Some managers working for large companies may get a small percentage of ownership in the property they manage. In addition, full-time property managers generally receive benefits, including dental coverage, paid vacation and sick days, and retirement plan contributions.

Many residential property managers are self-employed and own the apartment buildings they manage. The income of such owner/managers depends on the rent they receive, minus the costs of maintaining the property. If they received a loan from the bank to buy the property, they will also have to make monthly payments to the bank. Self-employed property managers must provide their own benefits.

职业列表没有building manager这一称呼.

Property Managers
Job Description

People who own apartment and office buildings usually hire professionals to manage and maintain their properties on a day to day basis. These professionals are called property managers. Property managers look after a building's finances, maintenance, operation, and improvement.

These managers take care of apartment buildings, commercial buildings like shopping malls, or industrial properties like factories. They may have just one building under their care, or many.

In looking after the finances of a property, managers ensure that taxes, debts, and maintenance bills are all paid. In addition, they are responsible for hiring and paying staff such as custodians and security guards.

It is also a property manager’s responsibility to take care of the general upkeep of the building. Managers oversee the work of custodians, security guards, groundskeepers, waste collectors, and others. They make sure all the necessary supplies are available, and that any repairs are quickly taken care of. If any special repairs are required, they hire the person needed for the job.

Property managers must keep accurate, up-to-date records of all activities and money spent on the property. They also look after any insurance needs. Insurance protects the owners of a building from losses due to fire, theft, and other kinds of damage or accidents that occur on the property.

Budgeting is another important aspect of the job. Overspending on maintenance or supplies can decrease the overall profits.
