Canada protects big guy. the liability is not limited when you sign the lease as individual. So is it when you buy the house. you can not walk away.

我明白了,谢谢。楼上说的叫做improvement allowance。是业主给租户用来装修用的。要看你当时谈的时候有没有拿过这个补贴金。如果合同中有说明可以提前通知多少个月退租的,最少的违约金相当于装修补贴金以及之前发生的中介费用(pro-rota计算)
如果没有违约条款,模棱两可的,你最好有书面的东西通知他,写清楚希望何时退租,作为证据你是积极向他沟通的。做好最坏打算一赔到底,或者承担到有下家为止。但是要积极的找他协商。合同在银行是比较蹊跷,不知道什么来头。是不是他把房产抵押掉了?
