但房卖不出去， 中介其实也是有压力的， 因为他赚不到钱， 所以出的价格很重要， 宁高勿低

不算毁约，你不卖没人能强迫你卖。你跟经纪的合同是她为你服务你付佣金，但你没有义务一定要卖。另外，现在很多经纪建议以低价挂牌吸引眼球争取买家抢offer，比如100w的房子只挂80w，offer高于要价毫无意义。

(the commission would be split however you arranged) It means they do ALL the marketing for you. Which probably is ALL over the internet. Its really just saying they are doing all the work, so if the house sells, they want to get paid for it. An exclusive listing agreement is standard.
