现在地产局已经开始要求所有提交的OFFER必须记录,并且存档以供查看。所以以后卖家那边说接了几个几个OFFER,你可以要求他提供证据。虽然是事后,但我相信没人会敢冒这个风险了,25万个人,以及50万地产公司的罚金等着呢。

As mentioned in the meeting we have now adopted the
IAG Recommendation #9.
Effective immediately adopting the following:
The Real Estate Council require that all offers received by a Seller’s Agent in relation to a trade in real estate, be promptly filed with the Agent’s Managing Broker and be retained at the brokerage for review by the Real Estate Council.
- Present all offers as per the Rules
- After sellers have viewed all offers, and have accepted one, keep all remaining offers in your file
- Use new form to record offers and have Seller initial beside each offer after its been presented
- Put form and all offers into Nuance. Submit all UNACCEPTED OFFERS to conveyancing so we can keep in our transaction file for Council
